Spatial Passport
The Spatial Passport represents a set of descriptive and graphic data about building structures and outdoor areas and is a fundamental building block of the EIRA property management system. It is a register of buildings organized into compounds. Within compounds, it tracks other outdoor elements (e.g., utility networks, roads, green areas). Elements are displayed on an interactive compound map, which can take the form of a schematic plan or cadastral map with highlighted additional layers (aerial images, agricultural land – LPIS, SENTINEL satellite images).
Building Passport
The Building Passport represents data about a building and its internal layout, including descriptions of individual spaces. The foundation is a register of rooms structured as Compound-Building-Floor-Room. Each room represents a separate form with basic attributes (such as floor area), which can be extended with any additional attributes – this is one of the key features of the EIRA property management software. It also tracks other building elements such as windows, doors, columns, etc.
Centralized Asset Register
EIRA asset management software enables the registration and categorization of all assets – from small equipment through machinery and devices, vehicle fleet to real estate.

Technology Passport
Technology Passport – contains a description of internal building technologies – particularly in connection with ensuring building safety. This primarily concerns designated technical equipment (pressure, lifting, electrical or gas equipment).
Technical Passport
Technical Passport – represents a description of assets from a technical and registration perspective. For each registered device, there is data such as manufacturer, type, serial number, warranty expiration date, etc.
Element Categorization
The Digital Passport consists of a register of building, technical and spatial elements, which are divided into categories according to element type (e.g., building, room, fire extinguisher, elevator).
Custom Forms
For each element category, a form is defined with a basic set of data, which can be easily extended according to individual needs. The list of categories can also be easily expanded.
Accessory Registration
Larger equipment can be registered in a breakdown, and registered elements can be assigned for use to specific employees, allocated to workplaces and departments.
Element Location
Building and technical elements can be placed in spatial elements. For example, a fire extinguisher is located in a specific room, an elevator is located in a specific building. An element can be displayed on an interactive floor plan of the respective floor.
Access Control
For each element category, access permissions can be defined (who can view the element, who can edit data about the element). Permissions can also be linked to the spatial location of the element – for example, fire extinguishers in building A can be edited by a different login than FE in building B.
Repair and Maintenance Management
EIRA Asset management software integrates key facility management processes – from preventive maintenance planning and equipment lifecycle management to work order management. It helps eliminate unplanned downtime, ensures compliance with legislative requirements, and minimizes operating costs.

Recurring Activities
Recurring activities are regularly performed activities according to a set interval. They are mainly related to the operation of designated technical equipment (inspections, checks, revisions and tests). For example, regular inspection of fire extinguishers.
Procedure Templates
The system allows you to preset a sequence of activities that is used in a given situation. Each step can have an assigned responsible person, estimated duration, and cost estimate.
Request Categorization
Reported requests can be categorized to ensure the request is handed over to the appropriate group of resolvers.
Custom Workflow Processes
The request resolution process can be customized according to your needs. The exact form of the process depends, for example, on whether requests are reported using a notification form directly in the application or by phone to a dispatcher.
Fault Localization
Each request is linked to a specific passport element it concerns (e.g., a request for air conditioning repair is linked directly to the specific air conditioning unit).
